AT ARRIVAL (Self-check-in after 16h)
Before arrival the guest has to hand over all personal data required for the registration form. The breakage deposit has to be guaranteed by credit-card- pre-reservation latest about 1 week before arrival. Pre-reservation des not mean that the breakage deposit is charged, it is just guaranteed in case of need. The credit card data willl be cancelled 7 days after departure automatically by the system. Take always care to inform your landlord on time if damages have been created to the villa and its interiors.  The access code for the key safe /self-check-in will be sent on arrival day if the breakage deposit has prevously been  guaranteed.

Minors have always to be accompanied by at least one adult per villa.

Minors have to be supervised by the accompanying adults. The landlord is not liable for any kind of accidents.

It is not permitted to host friends or other guests who are not registered and not paying, even if the maximum capacity of the villa is not reached. Clear with the landlord.

Generally animals are not allowed. There can be ecceptions (casa chalet) which however must be authorized by the landlord in written form and against payment before arrival. If dogs are carried with You, walk them out regularily and outside of your private garden or the common used properties of the residence which must be kept clean. Dogs must be kept on the leash (no running around).

It is not allowed to walk with dirty shoes in the pool aerea as well as to eat or drink in the pool aera/in the pool. No use of glasses in the pool area.We have special equipment for your prosecco in pool. Do not use r leave sugar drinks outside (kids). Wasps, bees and ants may be attracted.
During the maintenance periods (usually on Saturday from 8 – 12h, but in periods with short term stays it can be also on ther days) the pool cannot be used. The maintenance requires medium 2 hours per pool. Please respect the rest periods: the pool should not be used before 9h , between 12.30 and 14 h and after 21h.

If you are absent or not use the sunshades, keep them closed and leashed. Strong, unexpected winds can often happen and might damage the sunshades.

The villas are not-smoking villas. Also electronical cigarettes have to be avoided inside the house. 

Between 23.00h and 8h as well as between 12.30h and 14h the rest period has to be respected.

It is not allowed to organize celebrations/parties or to listen to music at high volume.Please respect your neighbours.

Each villa has its own double garage (max. 2 middle sized cars) Parking space also outside the villas for higher dimensions. Keep garages closed.

Each villa has an alarm system (remote control to use outside the entrance before opening or after closing the door). The use of the alarm system is  recommended as well as the closure of the wooden doors (the landlord will give you separate info). any time you leave the house.Please keep the  fences closed..

The landlord does not respond to thefts. For any damage, theft or destruction of belongings to the villa it is the tenant to be responsabile. The tenant has to look after the rented villa with the responsability of a family father.

Guests are requested NOT to put cloths, bathing suits or towels on the windows or balconies. It is not allowed to gather garbage outside of the villa/entrance/garage. The guests are requested to separate the garbage following the rules of the city of San Zeno di Montagna (instructions in the villa) and put it inside the relative bins at disposal on the parking aera.

All people which are present in the villas have to be comunicated to the landlord for registration (and eventually surcharge if more than booked)

CHECK-OUT ( 8.30h – 10.00h)
The villa has to be left in order and free of garbage or any food/beverages.
Plates and cutlery as well as glasses should be cleaned - dishwashing on the day of departure should be done within the departure time (please use eventually short programs)


Down Payment:
30% of the rental amount (not including other fees such as e.g. final cleaning) via bank transfer (SEPA) within 3 working days or via credit card payment (Mastercard, Visa).
Final Payment (saldo)
Until latest the 31th day before arrival day via SEPA-bank transfer or via credit card payment (Mastercard, Visa). In case of lacking payment the booking is considered as cancelled and the resreved period will be set available.
With the final payment the client has to pay the full final amount including all fees for clearing and linen and eventually heating.

Breakage deposit

Latest 14 days before arrival, a security deposit of 700 € has to be authorized by the credit card of the tenant (pre-authorization, no charging). No self-checkin possible in lack of previous security deposit.
The pre-authorization on the credit card will be cancelled latest 8 days after checkout if no damage has been noticed.

Other costs (consumption)

Final cleaning (2023): : 350€.  The final incleaning inclueds also a unique equipment (at arrival) with linen and towels (1 towel set per person, including 1 pool towel)
Consumption costs (electricity, water, heating) are inclusive.

In the heating period (April/May , mid of September/October the temperature in the villa is max between 20 - 21 degrees of C).

Withdrawal of booking
Storno (withdrawal) without charge until 35 days before arrival (arrival date is counted). In case the booking will be withdrawn later than 35 days, all payments received at that moment will be kept.

Extra charges
The prices are indicated for max 5 person/villa (except special offers/promotions) independent from their age. An extra charge of 6% will be applied for the 6th person except this is a small child of less than 3 years at the day of arrival (please inform the landlord).
